If you are an investor in Buffalo rentals, looking to maximize your cash-flow, there are several investors in Ann Arbor, Michigan who will tell you what kind of work I can do. The four investors I did work for, collectively own several hundred rental homes.
I did an apprenticeship with one of the nation's finest basement finishing masters, Dave Schrock, in the Chicago area. Some of the finished basements I've done include full bathrooms, saunas, wet bars, fitness rooms, etc.
Most contractors you contact (it's the old 80/20 rule) will do a reasonably good job, for a reasonable price. The only big difference between competent contractors is the level of service you're going to get, and who you are going to get along with better - before, during and after the job.
I started out doing projects for friends and family. My new customers become good friends of mine. When you operate this way, you have to keep your customers happy! I won't take a job if I don't think I can honestly help you. I believe this is the only way to do business.
Just recently I gave an overseas investor his deposit back, on a small patch & paint project I had started because, among other things, he kept needling me to do some illegal plumbing work. He had also wanted me to use drywall patching compound ("mud") to patch over a big, loose piece of drywall, that had no structural backing, even insisting I just mud up over the trim work, in some half-baked attempt to make it stronger. My leisure time is worth more that, so I handed him back a couple hundred bucks cash, and told him he'd be better off if he found somebody else. I kept less than I earned, but saved myself a lot of grief.
Also recently, I installed a quartz countertop for some new friends of mine here in the Buffalo area. The upgrade to this kitchen pantry included a tile backsplash matching the bathroom remodel we did last summer. Just a couple weeks ago, Jay called me when their newborn baby arrived - now that's the kind of relationship I like to build!
I pride myself on being able to shift gears very rapidly between rental-house patch & paint & make everything work, to cutting a 6' x 8' hole in the brick exterior of an owner-occupied home, to make way for the patio door and new deck we're putting in.
